Painting rendered and brick homes near Port Phillip
Render, face brick and brick veneer need different primers and different expectations. A bayside guide to masonry painting in Frankston, Mornington and the inland estates.

Drive from Frankston station out through Karingal and you leave weatherboards for brick veneer. Keep going toward Carrum Downs and the 1990s rendered estates begin. Head the other way, up Olivers Hill, and you meet pale renders clinging to the cliff. Masonry is not one substrate. Face brick, painted brick, cement render, acrylic render and the odd rammed-earth experiment all live on the Peninsula, and they fail in different dialects.
This guide is for owners who have been quoted “paint the exterior” on a house that is not timber. Pair it with the coastal systems piece if you can smell the bay from the letterbox.
Face brick: the decision you cannot cheaply undo
Plenty of 1960s and 1970s Frankston veneers have decent cream or orange brick that only needs fascia, eaves, windows and the front door. That is a trim job, and it is the right job. Painting sound face brick because a television makeover did it in Sydney is how you volunteer for a masonry maintenance cycle the house never asked for.
If the brick is already painted, or it is ugly and spalling, a masonry system can be honest. Clean, kill organic growth, repair blown faces, apply a masonry primer or primer-sealer, then two coats of a breathable exterior masonry paint. Trapping moisture in a south wall that never sees sun is how you grow a green film behind a beautiful coating.
Salt sits on brick as readily as on timber. Wash. Then decide.
Render: cracks, mapping and the elastomeric temptation
Render fails at movement joints, at window corners, and where the original mix was starved of cement. Hairline cracks telegraph through ordinary acrylics. Elastomeric coatings stretch and can bridge hairlines; they can also look like a rubber boat if applied too fat, and they can trap moisture if the wall needs to dry.
A sensible Peninsula render specification:
- Wash and treat mould, especially on south and shaded east walls under eaves.
- Rake and fill cracks with a product compatible with the topcoat. Dynamic cracks need a flexible sealant, not a rigid filler you sand flush and pray over.
- Seal. New or patchy render wants an alkali-resistant sealer. Skipping this on fresh grey render is a classic flash-and-fail.
- Two topcoats of a premium exterior, or a nominated elastomeric where the crack map justifies it — not because the salesperson had it in the van.
New render must cure. Ask the plasterer for their timeframe and then read the paint data sheet. “We’ll paint Friday because the scaffold is booked” is how you map every trowel mark forever.
Cement sheet, infills and 1970s experiments
Under-window infills, gable infills, and whole walls of compressed sheet show up across Frankston Heights and older Mornington units. Joints move. If you paint the sheet and ignore the joints, you get a grid of cracks that collects dirt. Prime the sheet as masonry or as the manufacturer specifies; treat joints as joints. Oil-based primers that stay soft on sheet are a mess under dark colours.
Brick veneer trim-only jobs
A trim-only quote should still be a system: wash, scrape failed eaves enamel, prime bare timber fascia, two coats on timber, metal primer on rusty nails and the odd steel verandah post. The brick is washed, not painted. Gutters might be replaced rather than painted if they are sacrificial steel on their last decade. Painting rotten fascia because the brick looks fine is still a rotten fascia.
Costs for trim-only single-storey work in 2026 often sit in the $4,000 to $8,000 band locally, more with two storeys and colour changes on all window trims. See the cost guide for how that sits against weatherboard full-house numbers.
Breathability, damp and downhill blocks
Plenty of Peninsula blocks fall toward the street. Retaining walls, garden beds and watering systems sit against rendered lower walls. Paint will not drain a wet footing. If the lower metre of render is soft, white-salted or hollow, get a builder or a waterproofer involved before the painter. Coatings over active damp are cosmetics.
Rising damp on older solid brick in Mornington village is a heritage problem as much as a paint problem. Breathable mineral systems exist. Film-forming acrylics on a wet solid wall are how you make the damp choose a new exit, often through the skirting inside.
Colour on masonry
Render loves mid coastal greys, warm whites and the odd deep green that picks up the ti-tree. Face brick that is already orange rarely wants a cool grey painted over it if you leave the mortar; the mortar will fight. If you paint brick, commit to the mortar too, or live with a grid. Dark masonry on a west wall cooks. Light masonry shows every splash from the garden bed. There is no unmarked path, only a chosen maintenance.
Test samples on the actual wall, morning and afternoon. Masonry is hungrier than timber and can shift a colour darker as it drinks the first coat. Two coats means two coats. The colour testing guide is written for interiors but the discipline is the same: live with the sample on the house, not in the shop.
What to put in the brief
Name the substrate. “Cream brick veneer, painted timber fascia, unpainted metal gutters, acrylic render at the front portico” is a brief. “Paint exterior” is a wish. Ask whether crack repair is included, whether the sealer is included, and what happens if washing reveals hollow render. Masonry surprises are not a moral failing. They are why quotes need scopes.
A rendered house can be a calm, long-lived paint job. It can also be a crack map in a nice colour. The difference is almost never the brand on the topcoat. It is whether anyone treated the wall as masonry.
People also ask
- Can you paint face brick in Frankston?
- Yes, but it is a one-way door. Painted brick needs a masonry system, thorough cleaning, and an owner who accepts ongoing recoats. If the brick is sound and handsome, painting it for fashion is often a regret.
- How much does it cost to paint a rendered house?
- Single-storey rendered homes in fair condition around the south-east often sit between $6,000 and $12,000 in 2026 for wash, crack repair, sealer and two topcoats. Hairline-crack epidemics, height and coastal prep push it up.
- Should new render be painted straight away?
- No. Cement render needs to cure — often several weeks, following the plasterer and the paint data sheet — before a sealer. Painting green render traps moisture and can cause mapping and failure.
